We are pleased to offer owner held financing financing for our homes. The down payment and monthly payment that are required will vary for each home. We try to keep all of our payment options affordable to everyone. We believe every customer should have the opportunity to own their own home, free and clear, in a reasonable amount of time. Below are a list of financing options available on our homes.

Retail Installment Contracts – available for manufactured homes in communities

A retail installment contract allows consumers to pay for a product over a period of time in fixed monthly installments. Tax and title tranfer fees are collected at the time of sale and the title is transferred into the purchaser’s name. This type of contract allows the purchaser to own the home while they are making payments on it.

Land Contracts – available for homes on land – real property

A land contract operates as a special type of arrangement between a seller and a buyer for the sale of real property. A land contract works by having a seller provide for funding the loan on the property. The buyer is then responsible for paying monthly installments to the seller until the balance on the loan is paid off. The seller retains the title to the land so long as a balance remains on the loan. The buyer then makes installment payments in accordance with a mutually agreed-upon payment schedule. Once the buyer has completely paid off the principal on the loan, the seller gives the buyer the deed to the property. Even though a buyer does not have the deed to the property until the principal is paid off, the buyer has the right to take possession of the property and use it.

Bring your own financing

The buyer is welcome to pay cash or get any financing they have available to them; whether it is through a bank, credit union or borrowing from family or friends. We will assist with this process in any way we can.
